Floor Plan and Interior Features
The two-story 3 bedroom, 2 1/2 bath home has an innovative interior floor plan, which fluidly interconnects the home’s front,
side and rear porches.  It has 1,922 square foot of air conditioned floor space. Its functional design provides good air circulation with the help of 9' ceiling heights.  A wooden staircase leads to the three bedrooms, bathroom and laundry room on the upper level while the lower level includes a kitchen, bathroom, living and family areas.    

Materials and Energy Star® appliances have been chosen not only for energy savings but also for health benefits. Termite resistant bamboo flooring will be found through out most of the top floor while a high performance tile will be introduced on the main floor. No volatile organic chemical (VOC) paint or sealants has been applied and an integrated pest management plan is currently being developed. The home’s central vacuum system facilitates cleaning and enhances indoor air quality.  In addition to energy efficient lighting and appliances, water conservation was addressed through the introduction of low flow fixtures and separate metering for interior and exterior water use.

Health, Safety and Disaster Resiliency

Community health, safety and accessibility elements, along with features that promote disaster resiliency have been incorporated into the Orlando House design.  Recently, the State of Florida updated its Building Code to include state-of-the art hurricane protection.  The Orlando House has been designed to meet and, in some cases, supercede all the latest code standards.

Home Structure and Exterior Appearance
The design of the Orlando House was selected from the City of Orlando's Housing Pattern Book and when completed will be reminiscent of homes found through out Orlando's beautiful traditional City neighborhoods.  A compact 1,920 square foot steel framed structure, the home combines elegance and durability with energy efficiency.  Prominent exterior design features include a second story porch, articulated columns, pitched roof and a lattice trimmed foundation.  Simulated wood fiber cement plank siding, which is fire retardant and termite proof was used on the home's facade.  Energy Star windows, a solar water heating system, and a fully integrated insulation also contributes to the home's energy savings.  A brick paver driveway leads to a 24 ft by 20 ft detached garage situated within a xeriscaped, micro-irrigated backyard.  Garage sitting not only follows traditional neighborhood design guidelines but also ensures that vehicle exhaust fumes will not seep into the home's living space.  Recognizing Central Florida's seasonal storm activity, the garage will incorporate a hurricane safe room.
