
South Downtown Vision Plan
The
South Downtown Vision Plan is a guide for future growth
within a
550-acre area generally bound by the East-West
Expressway, S. Orange Avenue, Michigan Street and I-4.

Purpose
The
Vision Plan is intended to illustrate how the South Downtown
area can evolve over the next 20 to 50 years.
The Vision Plan is based on: (1) market projections for the
type and amount of development that could be expected at
this location; (2) recommended changes to the type, density
and intensity of development allowed at various locations
within the district; and (3) infrastructure improvements
needed to accommodate new development.
Goals
The
goals of the Vision Plan are to:
Accommodate future development within the
Orlando Health (Orlando Regional Healthcare System) campus;
Accommodate new medical office, retail and
residential development outside the Orlando Health campus;
Encourage mixed-use development in proximity
to the commuter rail station;
Support redevelopment and intensification of
industrial areas along I-4;
Improve infrastructure within the study area;
and
Protect existing property rights.
Results
The
results of the Vision Plan will be used to develop Growth
Management Plan policies, urban design guidelines and zoning
overlay regulations that encourage redevelopment consistent
with the goals of the plan.
The
results of the plan may also be used to
support the creation of an area-wide infrastructure funding
mechanism, if requested by the property owners.
