|Manages all the maintenance and repair activities for the City of Orlando parking facilities, parking lots, parking meters, administration of contracted maintenance services, as well as coordinates repairs of the downtown Lymmo bus roadway, including overseeing all activities and staff.|
|Manages, plans, and organizes the daily operations of the City's parking facilities, parking lots, and parking meters, ensuring they are well maintained, operated efficiently, and comply with all applicable building codes and safety regulations; addresses, analyzes, and resolves issues that may arise.
Supervises, trains, assigns work, monitors, evaluates, counsels and disciplines staff as appropriate; interprets rules, policies and procedures; optimizes maintenance staff resources; oversees and approves timekeeping and payroll functions in assigned area.
Oversees parking meter shop; assigns staff to perform repair of parking meters, equipment, signage, and other electronic mechanisms; oversees collection of meter revenue; ensures security standards maintained; reviews and prepares reports; maintains accurate and up-to-date records.
Coordinates with Lynx Regional Transportation Authority on the maintenance of roadways at the Lymmo bus circular in downtown Orlando; including station lighting systems, electronic kiosks, roadbed maintenance, reflective pavement markers, and graphic surface markings.
Monitors facilities, performs inspection of equipment, including elevators and fire systems ensuring they are well-maintained and safe; recommends repairs or improvements, maintains official records and engineering logbook.
Prepares specifications when requesting proposals, participates with capital improvement projects; estimates costs; reviews, negotiates, and oversees contracts; monitors performance; reviews contractors submittals, handles changes, investigates and resolves discrepancies, and prepares payment of invoices.
Performs a variety of administrative work including preparing or reviewing reports, tracking expenses and usage, prepares budget, controls expenses, maintains accurate up-to-date records; develops, plans, and implements policies and procedures; attends meetings; advises management on issues and new developments.
|Knowledge of facilities maintenance and repair operations.
Knowledge of business management; business mathematics, accounting, budgeting, cost analysis.
Knowledge of personnel management and supervisory principles and practices.
Knowledge of applicable government regulations such as building codes, fire codes, accessibility, traffic, safety, and EPA regulations.
Skilled in computer applications including word processing and spreadsheet.
Ability to plan, organize, and prioritize activities and other resources.
Ability to identify problems, analyze, and make good decisions
Ability to maintain facilities and equipment, prepare specifications for bids.
Ability to communicate well both orally and in writing.
Ability to establish and maintain effective working relationships with those contacted during the course of work performed including management, technical and service personnel, and the general public.
|Associates degree in building construction technology, facilities management, or related field, and a minimum of four years related experience in facilities maintenance, including a minimum of two years experience supervising maintenance functions, or any similar combination of education or experience.
A valid Florida Driver License is required.
Must pass police background investigation, including a polygraph.
